The applicant is proposing a future severance of the parcel into two lots. A new single-unit dwelling with one additional dwelling unit is proposed on the severed lot. Two parking spots are proposed on the severed lot, and two parking spots are proposed on the retained lot for a total of four parking spots. The existing single-unit dwelling will remain on the retained lot.

The applicant is requesting a site-specific exception to the existing Residential District 1.4 (RD1.4) zoning. Site-specific provisions include reduced minimum lot width (from 18 metres to 9.48 metres), reduced minimum lot area (from 540 square metres to 297.6 square metres), increased maximum hardscape area (from 50% to 53%) and reduced minimum rear yard depth (from 7.5 metres to 6.34 metres) for the severed lot; and reduced minimum lot width (from 18 metres to 17.45 metres) for the retained lot. The development as proposed is not subject to Site Plan Control. 

The parcel is within a Residential land use designation on Schedule D - Land Use Plan. The parcel is irregularly shaped and has a lot area of 1,182 square metres, a lot frontage of 29 metres along Cabana Road East, and a depth of 71 metres.
