The applicant proposes to rezone the subject property to change the existing Commercial District 3.6 (CD3.6) zoning to Residential District 3.1 (RD3.1) with a zoning exception to allow the construction of four three-storey multiple dwellings, each containing 12 dwelling units. The applicant proposes to subdivide the subject property into eight lots. Each lot will contain one half of a 12-unit multiple dwelling (six units per half), separated by a common demising wall.
The City has owned and operated the subject property as a public parking area since 1961. The subject property previously contained one two-unit dwelling and 11 single-unit dwellings, built approximately in 1900.
