The parcel is designated Residential on Schedule D: Land Use in the City of Windsor Official Plan; zoned Commercial District 1.4 (CD1.4) by Zoning By-law 8600; has a width of 106.2 metres, a depth of 41.57 metres, and an area of 4,420.0 square metres; and is occupied by a single-unit dwelling.
The applicant is a requesting a Zoning By-law amendment to change the subject lands from CD1.4 to Residential District 2.5 (RD2.5) and a zoning exception to allow the construction of three dwellings, each containing nine dwelling units for a total of 27 dwelling units. A total of 40 parking spaces, including two accessible parking spaces, in a single parking area with access to Jefferson Boulevard at the north end of the parcel are being proposed. Proposed building height is nine metres containing three storeys. The existing dwelling is to be demolished.
The development as proposed is subject to Site Plan Control.
