Applicant is requesting an amendment to Zoning By-law 8600 to change the zoning from Residential District 1.2 (RD1.2) to Residential District 2.2 (RD2.2) and a zoning exception to construct one semi-detached dwelling with a building height of 8.5 metres over two floors and a basement and containing a total of two dwelling units and two parking spaces located within the front yard. The applicant is requesting relief from the maximum gross floor area of 400 to 413.6 square metres. The semi-detached dwelling will be severed along the common wall of the dwelling into two separate lots.
The parcel is designated Residential on Schedule D: Land Use in the Official Plan; zoned RD1.2 by Zoning By-law 8600; has an area of 574.8 square metres, a frontage of 15.8 metres, and a depth of 36.3 metres; and is occupied by a single dwelling unit that will be demolished.
The development as proposed is not subject to Site Plan Control.
