The proposed development includes the construction of 117 townhome dwellings, and two 2 new rights-of-way on a 6.22-hectare site. The proposed development also includes a Greenway, which overlays the existing easement containing a trunk sewer that crosses the site.
An Official Plan Amendment is proposed to change the land use designation on the subject site from Open Space and School Site to Residential Neighbourhood in the East Riverside Planning Area Secondary Plan. The area currently designated “School Site” was previously zoned to HRD2.3 to permit the same uses as those that currently exist in the North Neighbourhood Area.
A Zoning By-law Amendment is proposed that would rezone a 1.1-hectare area of land at the northeast corner of the Florence Avenue and Beverly Glen Street intersection from Green District (GD) 1.1 to Residential District (RD) 2.3, permit the construction of residential townhomes, and include a site specific zone provision that would increase the permitted lot coverage from 45% to 50% over the entire subject site.
A Draft Plan of Subdivision is proposed that would create two 2 new rights-of-way, (extensions of Thunderbay Avenue, Ivanhill Avenue) 26 blocks that will be later divided for 117 townhome dwellings and 2 Open Space blocks.
