The parcel is located at the southwest corner of Wyandotte Street East and Elinor Street, is designated Residential in the Official Plan, zoned Development Reserve District 1.1 (DRD1.1) and Residential District 1.2 (RD1.2), has an area of approximately 2,274 square metres, a lot depth of 70.6 metres on the south side of Wyandotte Street East, maximum lot width of 44.6 metres on the west side of Elinor Street, and is vacant. The front lot line for the proposed development is the lot line abutting Elinor Street.
The applicant is proposing to construct three multiple dwellings with six dwellings units in each dwelling for a total of 18 dwelling units. Each multiple-dwelling building will be no greater than 12 metres in height with 3 storeys and will face Wyandotte Street East. The main entrances into the buildings will be from the front and rear. Each building will be 232.26 square metres in size. The total building area of all 3 buildings is 696.77 square metres, resulting in a lot coverage of 30.6%. The development will result in a net density of 79.29 units per hectare. Proposed tenure is rental. On-site parking for 27 vehicles, including 3 barrier-free spaces and a minimum of 3 bicycle spaces, is proposed. Access to the parking area will be from a two-way access area on Elinor Street. No vehicular access to Wyandotte Street East is proposed. The submitted concept plan is conceptual and subject to change.
The applicant is requesting an amendment to Zoning By-law 8600 by changing the zoning from RD1.1 to Residential District 2.5 (RD2.5) with a site-specific exception for reductions in minimum lot area from 2,988 square metres to 2,274 square metres and in the minimum setback from the westerly lot line from 2.5 metres to 1.20 metres. The proposed development is subject to site plan control.
