The subject land is designated Residential in the Land Use Schedule D, Official Plan (OP) Volume 1 and zoned Residential District 1.4 (RD1.4) by Zoning By-law 8600. The applicant requests to change the zoning of the subject land from RD1.4 to a site-specific Commercial Zone similar to CD1.3 (Commercial District 1.3) to permit neighbourhood commercial uses and the associated parking area on the subject land.
