The applicant is requesting an amendment to Zoning By-law 8600 changing the zoning from Green District 1.2 (GD1.2) to a Residential District 3.3 (RD3.3) with a site specific exception to allow a residential development consisting of five buildings having a maximum building height of 20.7 metres with 6 storeys for a total of 387 dwelling units. Vehicular access will be to North Service Road via a new driveway. A total of 491 parking spaces, 26 bicycle parking spaces and 5 loading spaces will be provided. Lot coverage is 20% with 43% landscaped open space.

The parcel is designated Residential on Schedule D: Land Use in the Official Plan, zoned GD1.2 in Zoning By-law 8600, has a lot area of 4.04 hectare and a lot frontage of 143.87 metres, and is vacant. The subject lands were formerly part of the Fogolar Furlan and were used as playing fields for the facility.

The conceptual site plan is subject to change. The proposed development is subject to site plan control. A Plan of Condominium application may be submitted in the future.
